  • What are your fees?

    Since each property is unique, it’s important that we analyze the needs of each property in order to give the best pricing for our services.

  • How long will it take to rent my property?

    Each property is different and this can be impacted by a lot of factors such as property size, location and features local to the area. Typically, Advantage Property Management has been able to successfully rent a property within the first 30 days of advertising.

  • What happens if my tenant has to be evicted?

    We work with a local law office in order to efficiently and legally ensure that your interests are best represented. Specifics vary greatly depending on the circumstances.

  • Do I have to provide utilities?

    It is always our recommendation that the owner does not pay for utilities. It is very common in fact that landlords do not. However, that would be up to you. If the home goes vacant, we may have to have utilities for the rehab or rent ready list, depending on the level of work that is needed.

  • When can I expect to receive my payments?

    We have an option for landlords where we can make automatic deposits directly into your bank account. A statement would be sent via email, mail, or fax. As per our agreement, we pay landlords on the 15th of each month.

  • Will I be charged when my home is vacant?

    No monthly management fees will be charged when vacant. We collect monthly management fees when a tenant pays their rent.

  • How does your team communicate with owners?

    We love and value thorough written communication. We stive to communicate with owners about each turn, repair, prospective tenant selection, and so much more. We want you to feel like we are your eyes and ears so that you will know what is going on at all times.

  • Do you perform property inspections?

    We offer a service where we can do a walk through of the home to see if there are any damages and how the home is being maintained. There is a service charge for this service. We suggest doing it about 6-9 months into a lease.

  • Does my home have to be vacant to start management services?

    Not at all! We can onboard a currently occupied home and will provide you with a copy of our onboarding report.

  • How soon can my home be put on the market for rent?

    Once your home is move in ready, we will begin marketing the home. Due to the speed of which we get homes rented, we like to start showing only when its considered fully rent ready.

  • How can tenants pay their rent?

    Tenants are able to render payment on their online portal. We also offer a service where a payment coupon can be download and cash can be paid ONLY at Walmart, CVS, Walgreen and Ace Cash Express.

  • How are you different from your competition?

    Some of our key differences we feel are below:

    • We strive to keep owner’s costs low. Excellent communication.
    • When you call us, you get us! 24/48 hour turnaround time on most repairs.
    • Owners payments are disbursed to owners quickly and within the same month of collection.
    • We don’t keep your late fees nor do we take a 50% cut of them.
    • We take your set management fee and send you the rest.
    • We believe our small, family run business feel can be enjoyed by tenants and owners both.
