WHAT ARE YOUR FEES?

Since each property is unique, it’s important that we analyze each properties needs for services in order to give the best price.

HOW LONG DOES IT TYPICALLY TAKE TO RENT MY PROPERTY?

Again, each property is different and in different areas. Typically, Advantage Property Management has been able to successfully rent a property within the first 30 days of advertising.

WHAT HAPPENS IF MY TENANT HAS TO BE EVICTED?

Although we make every effort not to have to do this, it can sometimes be the only option. We have two options depending on the circumstances. First of which is to use a local process server. They can be great to track down the tenant if they are hard to reach or not communicating. The other option is to have a real estate attorney to file the necessary paperwork and proceeding in order to get the tenant removed.

HOW SOON WILL I BE NOTIFIED OF A FUTURE VACANCIES ON MY PROPERTY?

We are constantly on top of possible vacancies by regularly communicating with our tenants and will forward any information directly to the Owners as soon as we learn of it.

HOW DO YOU HANDLE A TENANT THAT IS DAMAGING MY PROPERTY?

We have a clause in our lease that specifically states that if any damages are done to the home, it will be deducted from the damage deposit given on the initial move-in. If significant damage is found on inspections or any other time, they can be asked to vacate the property with a 10 day notice.

DO I HAVE TO PROVIDE UTILITIES FOR MY PROPERTY?

It is always our recommendation that the Owner does not pay for utilities. It is very common in fact that landlords do not. However, that would be up to you.
If the home goes vacant, we may have to have utilities for the rehab or rent ready list, depending on the level of work that is needed.

WHEN CAN I EXPECT TO HAVE MY STATEMENT AND CHECK SENT TO ME EACH MONTH?

We have an option for Landlords where we can make automatic deposits directly into your bank account. A statement would be sent via email, mail, or fax. As per our agreement, we pay landlords on the 15th of each month.

Tenants

HOW DO I APPLY FOR ONE OF YOUR HOMES?

We ask that you complete an application that can be printed off of this website, picked up in our office or given to you at the showing of the property. You will need to fax or email the completed application to our office. Once your application is reviewed, one of our property managers will contact you.

IS THERE AN APPLICATION FEE?

We have an application fee of $30.00 per applicant. This fee is for the background and credit report. This is a nonrefundable fee.

HOW SOON CAN I MOVE IN?

Once the verification is completed, deposit is received, and initial inspection is made the property is typically ready for occupancy. In some cases, the owner may need time to move out or prep the property.

ARE UTILITIES INCLUDED?

Almost all of the properties we have available do not include utilities. In a rare case, there may be a specific property that is part of the rent.

ARE PETS ALLOWED?

This depends on the specific property. Some landlords request that no pets be allowed on premises and others allow them. If they are allowed, there is a nonrefundable pet deposit that must be given.

WHEN IS THE RENT DUE EACH MONTH?

Rent is due on the 1st of every month. There is a grace period until the 5th of the month. After 5:00 p.m. on the 5th, a late fee is applied per your contract
